Possible JD 2010 Buy TODAY-Need Advice Please

Looking to possibly make an offer today on a JD 2010 with loader and backhoe and would appreciate advice.

I have done a look at the average listing price and it"s $5141, but the average included one listing at $80,000 (no that is not an accidental extra zero in there) so that skews the average wayyyyy up.

I found one online on Tractor House for $4,295 with everything working except a leaking cylinder but still works.

These guys are asking $6K, the backhoe doesn"t hold on center (I"m not familiar with what holds a backhoe in center and would appreciate someone telling me what the possible cause, repair of this would be), it is missing all of it"s gauges, the guy said he got pissed off and threw the panel away, he has kluged all sorts of electrical such as a kill switch and having to reach into the panel to hold the ignition while turning the key, and most importantly, no brakes.

On the up side, none of the cylinders appear to be leaking, no smoke on start up, idles well, all the hydraulics work, although some of the hoses look pretty iffy. The unit looks fairly clean, one leaking rear tire.

So with all that in mind, I"m using the $4,295 as my top starting point, and that is a dealer price. The brakes work on that unit as well. I"m thinking of offering between $3,200 and $3,400.

Fair? Am I out to lunch? I figure $1,000 to get it back up to par including the brakes, is that a safe number?

I"m calling them later today so of course it"s a long weekend for some and I imagine I may not get much feedback, but any is appreciated.
