The pipes might not be as bad as you think. I bought my house (a mobile home w/ a basement, and stick built addition) from a bank after a repo. They took it in October, and pulled the elec meter, and shut off the gas, didn't bother the water. It sat like that until May when we closed on it. It froze in all the lines, but to this point, the major leaks were in a couple of places where there was copper running outside the walls. Also my old college house (a mobile home just off campus) had problems w/ freezing. That old black stuff will take quite a bit if that's what you're talking about. We had a stray cat that was living under the trailer, great for keeping mice at bay, but it had a tendency to enter/exit right where the heat tape plugs in. One -10 night, the little bugger unplugged it i guess. next day no water...next day, no cat...
