got to thinking about this last night. NOT to offend those of you loyal americans who built in CA. or in New Orleans BUT, why do insurance companys pay for peoples own stupidity? again NOT TRYING TO OFFEND ANYONE! but still. If you live in a know fire-prone are in CA. why would you rebuild when you know that some day another fire will come through and burn it down again so then tehy re- build once again! same with New- Orleans. why re-build a house that's in a flood plain when, knowingly some day another hurricane comes through just to flood it again! sorry but it was getting me thinking. then again there are lotssa people who just move away and try to forget. idk. again not to offend anyone who lives in these areas. just thinkg again... gotta stop that!

Well sometimes you build in a good spot,then alot more come ,then some government idiot changes something or should change something and doesn't. Then next thing you know the first good rain storm floods an area that never had a problem before. I think that is what happened lately in Cleveland Ohio and Shelby Ohio. They never had a problem before but all of a sudden you end up with one.

Mike,
I grew up near Shelby, OH. They had a flood in 1959 that closed all the schools for two weeks, one in the 1980's the same way, and now this last one. My dad remembered a bad flood in 1913. They've had plenty of them, but keep on with businesses and schools on the flood plain. It'll hapen again I think.

An awful lot of places get a flood every now and then. You can't control mother nature. But building all those shopping malls and some other stuff can cause the problems to worsen.

I think we should have government supplied house insurance. We would all pay the same percentage based on the value of the home no matter where we lived.

That way some people wouldn't have to pay a much higher rate than others and the insurance companies couldn't decide to quit insuring certain areas. It would sure work a lot better than the way insurance companies gouge the consumer now.

Floods, fires, tornados, huricanes, earthquakes, lightning strikes, arson, vandalism, stampedes, marauding bears, crackheads, rockslides, mudslides, droughts, plagues, sandstorms, contamination, radiation, asbestos, falling trees, termites, sinkholes, volcanoes,

Well, you get the point.

Darned if I can think of anywhere that I can be sure I can avoid all dangers of disaster. True, some places are more prone to one type than another. But your aversion to a certain type of risk doesn't make me adverse to it.

Perhaps my insurance rates reflect that.

Two tornados just missed my place here in Michigan this summer! No place is immune to danger form "acts of God!" There are things we can do to reduce hazards, like proper management of brush and combustibles in known fire prone areas, building buildings with proper framing and bracing earthquake prone areas, building properly designed and reinforced buildings in hurricane prone areas. There's not much you can do to protect your property from a heavy duty tornado!

I know what you mean- I think I'd rather stay up here and risk a few tornado's now & then instead of being in the path of a raging huricane or wild fire or flood, or a combination of those things. Not saying a fire or a flood can't happen, but it sure doesn't happen on the same scale...

Some of these people have been in these areas for generations. A twister, flood, earthquake are all pretty unpredictable. New Orleans was founded in the 1700's. One storm in 350+ years knocks it on it's butt. I think most farmers take on more risk than that? The chances of being wiped out by a storm in NO is a lot less than your chances of being wiped out in Las Vegas. I think in the long run NO will come back, maybe smaller, but they have some good things going for them.

A good sized portion of New Orleans is situated as much as 20 FEET BELOW SEA LEVEL. Rebuilding in those areas should require that the buildings sit on top of 25 foot stilts.

In the same manner, building codes for brushfire prone canyons in California should mandate reinforced concrete (fireproof) built to stay up in a 9.0 ricter scale quake.

No Federal disaster money should go to either location either! The Feds are always ultra concerned about our safety. Let them just be consistant!

In truth, there is NO FUTURE for New Orleans any more than there was any future for Port Royal Jamaica in 1688 (An earthquake dropped the whole city into the Ocean in 1690). New Orleans IS slowly sinking into the mud, at a measurable rate every year. Likewise, sooner or later, the River IS going to relocate it's channel to the Atchafalaya and New Orleans will become an interesting historical footnote.

It is just a lost cause, and unfortunately it's the fond home for a considerable number of people!

Gov't or insurance does't insure against being wiped out in Vegas either.Best argument against insuring risky homes I have heard if its comparable to gambling at Vegas

Part of the problem is when people build in these areas, they are only allowed to clear up to 100 ft from there houses to the brush line. Thanks to the tree hugger group no more area can be cleaned beyond that, because there may be a chance of disturbing a bird, or a rat. The foresty dept wants to do controled burns, but these same groups have enough influnce in the state gov. to stop it. Then there are the people who plant trees right next to there houses and wonder why there house burned. Then there is the fire it's self. When a 80 mi hr wind is pushing a fire there isn't much to stop it, this is when it jumps 1/4 mi or more at a time from cinders as big as golf balls flying through the air. Now building a house below the ocean water line that just isn,t right. Stan

Wasn't there a town in Wisconsin that was recently destroyed by a flood, did any of the show owners rebuild their business? Was there not a major flood along the Missouri and Mississippi Rivers in the early 90's, Did every one move out of the flood plain? How about all of the tornados in the midwest that happen with very little warning, are all of the people that live there Stupid as well for rebuilding their homes. Yes you should stop thinking...

don after the 93 floods the goverment bought up thousands of acres along the rivers out here ,the farmers can still farm the land but no new homes were allowed to be rebuilt in the flood plains .

I agree 10000%. Areas should be zoned so if you live in a fire area, only very high risk insurance will be provided. Same for the flood zone etc. Problem is as you know, tax dollars always seem to become available to bail them out. I wouldn't be able to sleep at night if I knew my house was below sea level. I guess I am one of a few weird ones left.

We were applying for a federal educational grant a couple of years ago at the university and as part of that had to show that none of the buildings were in a "flood plain".

Since we average about 20 inches of rain per year out here and normally cactus is struggling to make it, I was shocked by that requirement, but come to find out, a swath of territory near the campus was on a "flood plain".

People have found mummified Indian remains out here. It is normally so dry - can"t even get an Army Corps of Engineers thousands-of-acres lake project to get over about 3 feet deep of water in it - but I guess we might have a flood one of these centuries...

My only point is - no one can predict a lot of this stuff... Some of that bureacratic BS sure cuts both ways...

If you read the headlines from the hurricane prone coastal areas you will see that many insurance companies have turned their back on those people after paying off the latest disater.

Been to Florida where Andrew wiped out Homestead. I'm not sure that area will ever be built back.

Been on the Mississippi where the 1993 flood wiped out entire towns?

The insurance companies are thinking like you do, build there if you wish but we won't insure you. Even the federal government has told some of these folks that is they rebuild in those areas they will be on their own when the next disaster cames.

I understand what you mean.. Folks want to take chances, but always expect a safety net... Sort of like the folks that climb a mountain in the midst of a blizzard, but then risk the innocent lives of the rescuers that fly or climb up to bring them back...

I agree with those ideas! I bought my home on the highest hill in 3 counties, and i keep a canoe just for emergency! We always say:"If the flood gets up here to us, we won't have to worry about anybody else, unless they have a boat, too!"
