Slightly OT - H20 Pressure regulator

Question: If I have a water pressure regulator at my house that is failing what would be the signs of failure? Would the pressure go down or would it go up a noticeable amount? I have complete house pressure drop (slightly more in the hot water than cold) recently and can't figure out why it dropped.

If you mean the regulator that controls the pump cut-in and cut-out pressure, wouldn"t that depend on which side is going bad? Mine always burned the contacts, so the pump would not run. Not sure how either side could go bad, other than the diaphragm breaking, and then the pump would run too much, and there would be a leak.
 
What you describe is typical of PRV (pressure regulating valve) failure. Call you water co and they should fix it at once. They will likely put a pressure gauge on an outside spigot and say you have plenty of pressure. This is static pressure. Make sure they watch the pressure while you run water and that it maintains.

Get the pressure checked that's been suggested.
You may have a leak on the incoming pipe to your house. Look for a wet spot in your lawn. My nephew had a leak in his and had to replace the whole pipe line. I don't think his water pressure dropped at least he never complained about it. I just checked my pressure a few weeks ago when the water filter failed. I have 60 psi. Installed a new Omni filter today using Pex and Sharkbite 1/2" couplings. No torch required. Hal
PS: I'm on town water and sewage.
 
If the water pressure drops AFTER the faucet runs for a second, you have a restriction in the line. That may be your PRV not opening to allow flow or the screen at the meter is plugged up. Or some other blockage. Usually PRV will fail in the wide open position and you will get full pressure all the time.

some pressure regulating valves have a mesh screen in them, is there a plug near the inlet side of the valve? if so take it out and see if there is a screen in there.
 
Seems like something adjusted it self in the regulator since we were down to 50 psi. Cranked it up to 65 and things seem good to go again. We'll see how long it lasts.
