Can't build a pole barn

Area planning won't allow me to build a pole barn on a 3/4 acre lot in the country. Area planning says the lot has to have a house on it.
To get around area planning rules, I had to connect the 3/4 lot to my house which is adjacent to the lot.

In the future I could remove the 3/4 acre lot. If I built the pole barn, and I wanted to build a house on the property, that could be done too.

Area planning does have some advantages. No one can put a trailer in their backyard, it has to be put in a mobile home park. No one sells single wide trailer in my area.

I also learned that everything you do requires a permit.
I rent out a commercial building. The guy I rented to for 6 years didn't want electricity. He stored his grandson's race car in it. So the power company pulled the meter. I had to pay $25 to get the building inspector to put a green tag on the meter.

Sometimes you got to love area planning and inspectors.
 
Area planning is bad but Federal is worse.

I bought a 90 acre farm back in 2007. It had 12 acres of scrub bush timber on it. I had the County Soil Conservation look at and tell what I can do with it. 8 acres I can do as I please. Clear it and farm it if wanted. The other 4 acres are a wetland ,which I knew. I asked if I could dig a pond in the wetlands. If up to them yes but- this land has flood easement through the Corp of Engineers for the Coralville Reservoir. Which I knew. They said I would have to get permission from the Corps.

So a year ago I contacted the Corps and they sent a guy out. He gets my name, address, and phone number and did not go to look at the site. Said I would here back from them. In Jan. 2018 I get a 18 page form in the mail to fill out. Mailed it back in March after getting all the info and GPS location of the pond site. Form said it could be 6 months to here from them.

I call in Sept as I had not heard from them. The guy I talked to said you have to go through our department before you go through theirs. So they sent me a 10 page form to fill out for them and 2 copies had to be sent to the DNR of the same form.

I get a email last week from the first dept. I sent the form to saying that I have to go through the other dept. first. Yep I know now. Then I get an email from the DNR saying the pond is ok with them but. I would need a permit from my county before building.

I also get an email from 2nd dept. asking if I knew the pond would be in a flowage easement area. Yes I know it is a wetland and is in an flowage easement area of the Goverments.

Anyway this is all to dig a 1/2 acre pond in a swamp. Sounds like they will let me dig but no final permission was given yet.
 
So just how deep and wide do the county kings have control? Have seen in this area where individuals put up pole barns with living quarters, saw one that was two floors of living space, large shop garage area on other end. Also where home is just a ranch style with two car garage, but utilizes metal roof and side walls for exterior siding. In fact some pole barn homes are pretty elaborate. Would such a plan be nixt by your planning board? I have some problems with land use policies set up by counties outside of incorporated cities and towns. gobble
 
I'm lucky where I'm at only permits needed are if you do a septic. Local realtor once told me even though this was one of the few non regulated townships left it still had some of the nicest places in it and not all cobbled and junked up.
 
George don't feel bad in our college town (Bloomington) with a bunch of young know it all elite abundant socialist leaning bureaucrats you cant let a fart without a big brother all wise all knowing government permit lol

I see how it is: When you want to build buildings that block your neighbors' views, and fill your yard with junk, the planning board is an overreaching band of fascists, but when the neighbors want to do the same, they're your best friends.

While there aren't many advantages of growing older, the confidence and freedom of expression and not really giving a hoot what others think of you is soooooooooo much fun and liberating I LOVE IT

John T ..... doesn't sound like you've terribly happy with Bloomington. You should search for a better place to live where everything is opposite to what you have. Just look for a place where there are a bunch of older and downtrodden dummies who think in a conservative fascist-leaning direction and all should be well. There, now you can fart without any permits or restrictions.
 
Don't feel you are alone. I had to hire an engineering company, and spend thousands (over 500k) to meet the requirements the city made me do to divide 4 acres Mom left to my brother and myself. That is a problem right there my friend. I got most of my money back, by selling off a 1/2 acre. Maybe things will change after the election here in California. Slim chance. Stan
 
It sounds like you can still build your pole barn by combining the two lots into one?
 
Bloomington is full of tree huggers! I stop in a grab a pizza from mamma bears and get the keck out.
 
A guy near me was told he couldn?t build a building that was closer to the road than his house was by the local zoning board. They wanted it behind the house. He checked state regulations and found nothing about spacing the building back farther than his house.He built it where he wanted. He told the zoning officer to contact the state. Never heard anymore about it.
 
I would say that post is kinda hate filled and sort of proves my point that most of the fascist are parading around as liberals.
 
I was told I could not build a shed for equipment. I bought a group of fields that came up for a good price but were many miles from my other fields. I had equipment just for those distant fields but the township said I had to leave it out in the weather and risk neighbor kids getting at it. Finally got a variance. Then a year later I added an adjacent parcel that had a house on it...so I wasted a lot of energy fighting a ridiculous battle.
 
Kind of a drug house came up for sale in town. The house was run down to not being livable. The next door neighbor wanted a bigger storage shed.

He did his homework well.

He bought the lot pretty cheap.

As long as the rotten house was standing, he could build a nice three stall garage on the property.

Then the run down house could be knocked down and hauled away.

He was left with a nice big yard and a very nice big shed for his toys. All legal.

If he had done things in a different order, he would have been prevented from getting the same end result.

Yeah, that’s how it works here. I let a hunter put a very small camper trailer down in the woods, a guy a mile away was upset, told me it would attract homeless low life’s ( his words ). This guy has about a dozen campaign signs in his yard, all rat wing politicians....
 
A person in town let a homeless person live in their camper in
the backyard. No can do. Residential property is zoned R1.
Person living in camper became homeless again.
 
I had the same trouble 100 miles south of GEO TH . I applied for a permit to build a 30 X 40 Pole barn and the Permit Office said NO. I had planned to build it myself.
I contacted a Big time Pole Barn contractor, his first question, How big no you want it?
I told him 50 X 64, about two days went by, he called and said the local Mayor^s office owed him a favor and that he could built it. Good old Politics at work in Indiana
 
Did you move to Bloomington? Thought you lived south of Bloomington, Bedford or some place.
I lived there for a semester while working as a student at crane.
Went back a few years ago and got lost. Everything looks different.

You need a permit to upgrade an electric service.
A permit to build anything, followed by many inspections as the building progresses.
A permit to tear down a building.
A permit to reinspect electric service if meter is pulled.
A sewer permit.
A permit to remodel.
A permit to carry a gun. Lifetime CCP about $175
I'll pay $.10/sq ft to build a pole barn. $25 more if I run electricity to it from my house. What they don't know won't hurt.
I'm sure I forgetting a few.
 
It always helps to know people.
I know the building inspector.
The guy I'm going to hire to build the pole barn is a former student from back in mid 70's.
He built a pole barn from my roofer's dad and brother. All 3 of those guys were my students too.
Yes it always helps to know people, especially people who know how to get things done the right way, fast and at a good price.
 
At the crossroads about a half mile south of my house, the SW corner 40A sold to hotshot realtor son of long-time top realtor in the area. He declared he was planning to build a tree/shrub nursery in to grow plants and trees for his many developments. That 40A would not perk, and was in the area the Township had a formal plan to remain in Ag. Young man needed a pole barn to keep the equipment for his nursery and built a nice, little building. Then sold the property. Never put in any nursery plants, but the barn is always full of boats, cars, etc. One guy does plant a small veggie garden behind the building, what the BTO sprayer guy does not smoke off.

Same intersection, the NE corner 40A sold to loud-mouthed car dealer- he also dug about 40 holes to perk test, but they all filled with water. His next plan was to build a 40A dirt bike track for his kid to play on. That idea did not fly with the Township, and the field has been rented for field crops since.

One case, the Township bent their own rules to allow something that did not agree with them, and in the other they did not allow something that actually did fit within the rules. (My Mom was clerk for the board at the time, and explained the ordinances as she understood them.)

I didn't speak out in any direction on either case, but have to say it worked out well for me in the end.
 
Build a pole house. Composting toilet in one back corner, microwave and beer frig in other, with a work bench between with a sink in it. Fold out a cot by the heater. What more would a house need???

I'm surprised no one brought up the fact that governing agencies like to see things built on a propery (houses) with a HIGH taxable value vs. a storage shed with a (relatively) low taxable value.

IF that barn is to be used for ag. uses or related in ANY way, you may be home free. In OHIO that is how it works (unless a subdivision, few other requirements) Id think Indiana would have some of the same right to farm laws protecting ag. Worth a look into, also removes you from building dept requirements and permits
 
I owned 300 acres in a county in Indiana with no zoning. As I watched the area turn into a garbage dump with all kinds of trashy situations, I sold the property. Had to cut it in pieces. No one there had enough money to buy the whole thing. Lots of people wanting to by 2 acres on contract for a mobile home. No thanks. I certainly was not going to invest money in a house and buildings, when the next week I might right be next door to a bunch of desert rats living in an old school bus.

Sure glad that land is long gone.
 
I ask my parish about a permit to build a pole barn.
None needed.
I ask what if I want electricity.
You can not have electricity in a pole barn.
WHAT!!!!!!!

After talking to her a while I figured out a pole barn to them is post and a roof.
Basically a carport.
You put walls on it and that is a garage.

So I ask if I build a carport without a permit now and wanted to add walls later could that be done.
She said that depends on how nosey your neighbors are.
 
George, I bought a farm in Monroe County in 1978 and raised my family there. Over the years I bought and subdivided and sold farm land and timber and had a good run and life there. I'm out in the County away from the elite left leaning socialist in the college community yayyyyyyyyy

I read the article you reference and see absolutely no connection to how conservatives can be considered fascist. Your statement is only a reflection of current leftist political tactics to point and scream about something they themselves are guilty of.
