Pasture rent rates??

I know this will very a lot by area, but I've got some not very good pasture(a lot of steep hillside and wooded) that Id like to rent. Probably 25 acres give or take five. It'll handle maybe 7 or 8 cows, or probably 5 cow calf pairs. Fence with new five strands of barb wire, farm pond, and small calf lot. By no means do I think this is a lot, but what is a reasonable rate?? Everybody around me that has cattle is looking for more pasture space. I've sent the county extension a message but he hasn't responded yet. Another local cattleman told me around $10 a head per month. Any thoughts??
 
Depends on who is going to keep up the fences, pay for the fertilizer and lime, etc. in my area many people with small or marginal pasture tracts are happy to get enough rent to pay their property tax and avoid having to bush hog. Calculating actual value from a business point of view is a good bit different, If the pasture will furnish all the feed needed by 5 pairs for say 7 months per year and the renter provides the fertilizer it would be worth a minimum of $1100 per year, if it is practical for someone to manage a small acreage.
 
Yeah, $10 a month per head sounds like a fair starting point. I pay a LOT more than that but I could not justify putting in a bull with only 4 or 5 cows. That would be the hang up for most operators. You biggest problem will be finding someone who wants it at any price. I guess if you have neighbors looking for grass you could ask them what they are willing to pay. But since they probably already read this post they will offer you $10. :)
 
Watching grazing videos it was mentioned that providing grass and water and management is $.70-1.00 per day per pair/head. Does not include vet.This is on rotationaly grazed land. We are paying $25/acre and we maintain the fence. It's hilly and not very productive in SC KY. Even as rough as land is here, we have croppers that are driving up the price.
 
First off I'd rent it flat rate for a year, the so much a month per head can get very sticky.Rates vary wildly in my area.Also it should be nailed down as to who applies what in lime and fertilizer and how much and who does fence maintenance.
 
Casey I'm not far from you over in Laurel County. I have been trying to find some pasture to rent for the last year with out much success. The high cattle prices have drove prices WAY up and availability WAY down. Anything thats reasonable has terrible fence, terrible grass, no water, or a combination of all three. I would be tickled to death to find a deal like that here so I think you shouldnt have any trouble finding takers @ $10 a head per month. The big question is who's responsible for fence/fertilizer?
